What semi-luxury usually means
There is no official definition, so we write ours into the bill of quantities. Typically it includes:
- Good-quality porcelain or homogeneous floor tiles, with feature tiling in living areas
- A fitted pantry with a granite or quartz top, and branded sanitaryware in the bathrooms
- Aluminium-framed windows and sliding doors, and solid timber main doors
- A gypsum or panel ceiling with recessed lighting in the main rooms
- A car porch, balcony railings and a tiled driveway
- Full waterproofing on slabs and wet areas
Semi-luxury construction cost in Sri Lanka
As a guide, semi-luxury construction in Sri Lanka runs at around LKR 16,000 to 22,000 per square foot. A 2,000 sq ft two-storey house at LKR 17,000 per sq ft comes to around LKR 34 million before land. We will show you, line by line, where moving up or down a finish changes the total, and where it is not worth saving (waterproofing, wiring, structure).

Questions about semi-luxury house construction
What is the difference between semi-luxury and luxury construction?
The structure is the same. Semi-luxury uses good mid-range finishes and fittings, while luxury adds natural stone, custom joinery, larger glazing and more design detail. Your bill of quantities lists every item so you can compare.
How long does a semi-luxury house take to build?
A typical two-storey semi-luxury house takes about 9 to 14 months of construction after approvals, depending on size and site.
Can I upgrade some rooms to luxury finishes?
Yes. Many clients upgrade the kitchen or master bathroom and keep the rest semi-luxury. Each upgrade is priced in writing before it is ordered.
Is there a warranty?
Yes, a 25-year structural warranty and 3 years of complimentary maintenance, as set out in your contract.
