The structure is engineered the same way at every tier; at luxury level the money goes into materials, detailing and the hours of skilled finishing work. We give you a fixed, itemised price against your drawings before you sign, and change requests are priced in writing before they are built.
How we keep a luxury build on track
Luxury projects fail on detail and drift, not on concrete. We agree finish samples before ordering, photograph each stage before it is covered, and post deliveries and progress to your project group. Payments are released only after each stage is complete and checked, and 5% is retained until handover.

How long does it take to build a luxury house in Sri Lanka?
Most luxury houses take 12 to 20 months of construction after approvals, depending on size, site and finishes. Your contract includes a stage schedule.
Can I choose my own finishes from abroad?
Yes. We send samples, photos and supplier quotations to your project group, and nothing is ordered until you approve it in writing.
Do you work with my own architect?
Yes. We regularly build from clients' own drawings. Our engineers review them for buildability and site conditions before we price the work.
