Budget and Affordable House Construction in Sri Lanka
A budget house should be cheaper to finish, not cheaper to stand up. Real One Holdings builds affordable houses across Sri Lanka with the same soil testing, foundation, columns, slabs and roof engineering as our luxury work. The savings come from simpler finishes and fittings, which you can upgrade later, never from the structure, which you cannot.

- 25-year structural warranty and 3 years of maintenance, as set out in your contract
- Fixed, itemised bill of quantities before you sign
- Site CCTV and WhatsApp updates, as agreed for your project
Every budget house is priced on an itemised bill of quantities, paid for in stages after each one is complete and checked, and covered by our 25-year structural warranty.
Where a budget build saves, and where it doesn't
We keep the parts that are expensive to fix later, and simplify the parts that are easy to upgrade:
- Kept: soil test, engineered foundation and frame, roof waterproofing, safe wiring and good plumbing
- Simplified: ceramic floor tiles, standard sanitaryware, steel or basic aluminium windows
- Simplified: painted walls instead of feature finishes, a simple pantry layout
- Planned for later: conduits and starter bars left so you can add a floor or upgrade finishes without breaking out work
Budget house construction cost in Sri Lanka
As a guide, budget construction in Sri Lanka starts from around LKR 12,000 per square foot. A compact, efficient plan saves more than any finish choice: fewer corners, a simple roof and stacked wet areas. We help you reach that plan before we price it, then give you a fixed, itemised figure.
Building in phases
If the budget does not cover the whole house today, we can build a sound, liveable first phase and design the structure to take the next one. That plan is agreed and written down at the start, so phase two is a continuation rather than a repair.
Questions about budget house construction
What is the cheapest way to build a house in Sri Lanka?
Keep the plan compact and simple, choose standard finishes, and build in phases if needed. Do not save on soil testing, foundations, structure or waterproofing; those are the expensive mistakes.
Does a budget house get the same warranty?
Yes. The 25-year structural warranty and 3 years of complimentary maintenance apply under the terms of your contract.
Can I build a single storey now and add a floor later?
Yes, if the foundation and columns are engineered for it from the start. We design for the future floor and leave starter bars and conduits in place.
How long does a budget house take to build?
A single-storey budget house typically takes about 6 to 9 months of construction after approvals.
