Home renovation and facelift project in Sri Lanka by Real One Holdings

Real One Holdings provides complete home renovation services across Sri Lanka — structural modifications, extensions, modern facelifts, and the completion of unfinished or abandoned houses. Renovation work we perform on your home's structure carries the same 25-year structural warranty as our new builds.

Renovation is more technically demanding than new construction: every change must respect what the existing structure can bear. Since 2003 we have modernized aging homes, added floors, opened up interiors, and rescued builds that other contractors abandoned midway.

Renovation Services We Provide

Whether it is a single-room refresh or a whole-house transformation, we handle:

  • Structural modifications — removing or relocating walls, adding columns and beams
  • Extensions — additional rooms, floors, and annexes engineered onto the existing structure
  • External facelifts — modern facades, roofing replacement, boundary walls, landscaping structures
  • Interior renovation — kitchens, bathrooms, flooring, ceilings, full rewiring and replumbing
  • Unfinished house completion — structural assessment of stalled builds, completion plan, and execution
  • Heritage detail restoration alongside modern upgrades

How We Assess a Renovation

Every renovation starts with a structural inspection. Our engineers assess the existing foundation, columns, and slabs before we propose changes, so you never invest in finishes sitting on a compromised structure. You receive a written scope, a fixed-price BOQ, and a milestone schedule — the same discipline we apply to new construction.

For unfinished houses, this assessment is critical: we document what was built correctly, what must be redone, and give you a realistic completion cost before you commit. See our guide on completing an unfinished house in Sri Lanka for what this involves.

Living Through a Renovation

Most clients remain in their homes during renovation. We sequence work to keep essential rooms functional, contain dust and debris, and agree working hours up front. For larger structural work we will tell you honestly if a temporary move is safer and cheaper.

Frequently Asked Questions

How much does home renovation cost in Sri Lanka?

+

Renovation costs vary far more than new builds because they depend on the existing structure's condition. After a structural inspection, Real One Holdings provides a fixed-price BOQ so you know the full cost before work begins. The inspection and quotation are free.

Can you add a second floor to my existing house?

+

Often yes, but it depends on whether the original foundation and columns were engineered to carry an additional storey. Our structural engineers assess this first; where the structure needs strengthening, we include that work in the quotation.

Can you finish a house another contractor abandoned?

+

Yes. Completing unfinished and abandoned builds is one of our specialities. We assess the existing work, identify anything that must be corrected, and provide a completion plan with a fixed price.

Do renovations get the 25-year warranty?

+

Structural work we perform — foundations, columns, slabs, extensions — carries our 25-year structural warranty. Finishing work is covered by our 3-year complimentary maintenance.

Do I need approvals to renovate?

+

Structural changes and extensions generally require local authority approval in Sri Lanka. We prepare the drawings and handle the approval process as part of the project.
